Former Kingdom Hall, Timperley & 121 Park Road, Timperley

We advised PIC Homes on two bespoke residential schemes in Trafford: the redevelopment of a former Kingdom Hall of Jehovah’s Witnesses, and a backland development at 121 Park Road.
Both sites required a tailored approach to unlock value, balancing local character, neighbour impacts, and efficient site use. Our role included pre-application engagement, managing full applications, and navigating complex local planning policy. Both projects received permission with minimal delay and are now under construction.

Cheshire Smokehouse – Wilmslow, Cheshire East

Project Type: Rural commercial expansion (Class E / food retail)
The Cheshire Smokehouse is a longstanding family business in the Green Belt. We secured planning permission for a sensitively designed extension to the existing premises, allowing the business to expand its retail and food preparation space.
The proposal required a robust justification in Green Belt terms and close negotiation with officers on design, highways, and local amenity. We helped the client grow their operation while preserving the rural setting and community relationships that underpin their brand.

Sandycroft – SEND Residential Home, Brook Lane, Warrington
Client: Private care provider
Role: Lead Planning Consultant
Project Type: New C2 residential care home for children with SEND
We led the planning application for a specialist children’s home on a semi-rural site at Sandycroft Farm, Brook Lane, Warrington. The scheme provided much-needed residential accommodation and care for children with special educational needs and disabilities (SEND), in a safe, therapeutic setting.
The site’s location outside defined settlement boundaries and within the Green Belt required a clear planning justification. We coordinated a comprehensive application, addressing design, access, and amenity concerns, and engaged proactively with officers throughout.
